My sister took a loan against Mom’s house, but I discovered it in the worst possible way: a stranger was standing in my father’s driveway photographing the property as though he already owned it. He wore a grey windbreaker, carried a clipboard, and slowly documented the porch, the gutters I had installed myself, and the oak tree Dad planted the year I was born.

My sister Colette stood on the porch in her good camel coat, speaking quickly to him and insisting that everything was being handled. The man calmly explained that he was conducting a standard condition report required by the loan agreement. That stopped me immediately. I asked whose loan agreement he meant, and the expression on Colette’s face changed before she could hide it.

The inspector looked at his paperwork and asked whether I was Dane Mercer. When I confirmed it, he explained that my name was on the title and that a recorded deed of trust had been placed against the property. The loan it secured was already in default. He wasn’t there to lock anyone out that day, he assured me. He was simply completing the inspection that came before the “next step.”

That word stayed with me: today.

I looked at Colette. She immediately started shaking her head and begging me not to discuss it in the driveway. She wanted me inside, where she promised she could explain everything.

Unfortunately, it was exactly as bad as the inspector had made it sound.

After he finished photographing the house and drove away, I followed Colette into the kitchen where we had eaten as children. That was where I finally learned that people connected to the loan had apparently been circling the property for weeks.

The house had belonged to our father, Hollis. After he died twelve years earlier, he had left everything carefully arranged. Our mother, Lorraine, could remain in the house for the rest of her life. After she died, ownership would pass equally to Colette and me.

Mom was sixty-six and still lived there.

Most importantly, the house was never supposed to be something one person could simply sell, borrow against, or put at risk. Any decision like that was supposed to require all three of us sitting together and signing the same documents.

But eight months earlier, Colette had taken Mom to lunch.

On the way home, she brought her to a strip-mall notary and had her sign a durable power of attorney. Colette presented it as something practical—authority to handle bills if Mom’s hands became worse.

Then she put the document in her purse.

Three weeks later, my sister took a loan against Mom’s house for $165,000.

She kept insisting that what she had done wasn’t gambling. According to Colette, a man named Royce Tillman ran an investment fund called Meridian Yield Partners. He supposedly had institutional backing, a development project with permits moving forward, and projected returns of thirty-one percent.

I asked the only question that mattered.

Where was the $165,000 now?

Colette said the money had been “deployed.” It was supposedly tied up in the investment because of a standard lockup period.

So I asked another question.

Where was Royce Tillman?

Her hesitation lasted only a fraction of a second, but it was enough.

She admitted that lately, the man holding the money had become very difficult to reach.
